Alberta rent increase rules
Alberta does not limit how much rent can go up. The law controls timing and process: at least 365 days since the tenancy began or the last increase, and written notice served on each tenant. A notice that breaks those rules is void.
- Month-to-month, 3 full tenancy months
- Other periodic tenancy, 90 days
- Administered by the Residential Tenancy Dispute Resolution Service.
On a fixed-term lease the rent generally cannot change mid-term unless the agreement says so. If the 365th day falls inside the term, the increase waits until the term ends. Week-to-week tenancies need 12 full weeks' notice, which this calculator does not model.

Changes in legislation and policy
No change in the rules on the amount of an increase is on record for Alberta in this period. The notice and timing rules on this page are the current ones.
Increases above the limit
There is no cap to exceed, so no application is needed. A tenant's protection is procedural: a defective notice is void and the tenant can recover extra rent paid under it.
When a tenant leaves
The same rules apply when a unit turns over. The landlord sets the next rent at what the market will bear.
Frequently asked questions
Is there a rent control or rent cap in Alberta?
No. The Residential Tenancies Act places no limit on the amount of a rent increase. It limits how often and how the landlord can raise it.
How much notice does an Alberta landlord have to give?
Three full tenancy months in writing for a month-to-month tenancy, and 12 full weeks for week-to-week. Rent also cannot rise until 365 days after the tenancy began or the last increase.
What makes an Alberta rent increase notice invalid?
A notice that is not in writing, is posted instead of served on each tenant, gives too little notice, or lands inside the 365-day period is void. The landlord has to serve a fresh notice.
