About Shoal Point

The complex replaced a derelict, contaminated site and was marketed as an environmentally advanced mixed-use development; one listing says it won a 2002 national home builders' award. Wings step between roughly 10 and 13 floors depending on the listing.

The amenity list is long for Victoria: a 25-metre indoor pool, gym, hot tub, sauna and steam room, concierge, guest suites, a workshop, a social room, lockers and bike storage. Residents run events such as yoga and walking groups. Fisherman's Wharf and Dallas Road parkland are next door.

The floor count disagrees: the brokerage profile says 11 floors and individual listings give 10 and 13. The wings are different heights, so we show a range. The developer is not named in the sources we could verify. The Commons photo is a 2011 image whose uploader titled it "Shoal Point Building".

Who Shoal Point suits, and who should look elsewhere

A good fit for

Buyers who want an amenity-rich waterfront complex in James Bay, with an indoor pool and a walk to the Inner Harbour.

Look elsewhere if you are

You want a newer building. At roughly 25 years old, ask for the depreciation report and recent strata minutes before you offer.

Before you buy in any strata building, ask for the Form B information certificate, two years of strata council minutes and the depreciation report; together they show the strata’s finances, special levies and upcoming repairs. For a leasehold such as Orchard House, also read the head lease and ask your lender how it treats the remaining term. Use the condo fee calculator to check monthly costs and the property transfer tax calculator for closing.
