Promontory is a 21-storey, 174-condo tower at 83 Saghalie Road in Vic West, completed in 2014 as the second phase of the Bayview Place master plan. It was Victoria's tallest building until Hudson Place One passed it, and it is sold out, so units come up only as resales.

About Promontory

Bosa Properties and Focus Equities built Promontory on the old E&N rail lands beside the restored roundhouse. Citified Victoria counts 174 condo units and three townhomes, with Campbell Construction as contractor and one underground parking stall included with every unit. Roof height is 66.3 metres.

Promontory is the best known of the Bayview Place towers: Bayview One came first in 2009, Promontory followed in 2014 and Encore in 2019. Citified Victoria reported in 2016 that the tower would keep allowing short-term vacation rentals despite zoning restrictions, so check the current strata bylaws and the City of Victoria rules rather than relying on that.

Citified lists the developer as Bosa Properties with Focus Equities as co-developer. The architect is not named in the sources we could verify. A Commons description places the tower in Esquimalt; Citified and the street address place it in Victoria West.

Who Promontory suits, and who should look elsewhere

A good fit for

Buyers who want harbour-adjacent living in a 2014 concrete tower close to downtown, with a parking stall included.

Look elsewhere if you are

Short-term rental rules matter to you either way. Reporting from 2016 said vacation rentals would continue; confirm what the strata allows today.

Before you buy in any strata building, ask for the Form B information certificate, two years of strata council minutes and the depreciation report; together they show the strata’s finances, special levies and upcoming repairs. For a leasehold such as Orchard House, also read the head lease and ask your lender how it treats the remaining term. Use the condo fee calculator to check monthly costs and the property transfer tax calculator for closing.
