If you are buying
Moving day lands on the same weeks as your biggest cash outlay. Add the move to the budget you built with the closing costs calculator and the land transfer tax calculator, because movers, truck deposits and building fees are due around possession, not months later.
- Ask your agent for the possession date early, so you can book a weekday slot.
- If you buy a condo, ask the building about move-in booking, elevator hours and any deposit.
- Budget for hookups, cleaning and mail forwarding in the extras box.
If you are selling
A sale puts a fixed date on the move. Take the move out of your net with the home sale proceeds calculator, so you know what is left after commission, legal fees and the mortgage payout.
- Declutter before the movers are priced. Fewer boxes means fewer hours, and it helps the listing too.
- If the closing dates do not line up, price storage or a short stay in the extras box.
- Book movers when the sale firms up, since peak dates fill up weeks ahead.
What drives the cost
- Hours. Local moves are billed by the hour, so stairs, long carries, elevator waits and parking all add time.
- Crew size. Three movers cost about 35% more per hour but finish sooner.
- Timing. Summer and month-end run 20 to 30% above fall and winter.
- Packing. Professional packing adds roughly $300 to $800 for a two-bedroom.
- Weight and distance. For long hauls, the shipment weight and route length set the price.
Long-distance moves by route length
Full-service two-bedroom estimates from published route quotes. The calculator scales these for home size and season and interpolates between them for your distance.
| Route length | Two-bedroom, full service |
|---|---|
| 540 km | $2,000 to $3,500 |
| 1,800 km | $3,500 to $5,500 |
| 3,400 km | $4,500 to $7,000 |
| 4,400 km | $5,000 to $8,000 |
Frequently asked questions
How much does it cost to move in Canada?
A local move with two movers and a truck usually runs $100 to $180 an hour with a three- to four-hour minimum, which puts a two-bedroom move at roughly $600 to $1,500 depending on the city. Long-distance moves are priced by weight and distance and typically start around $2,000 for a two-bedroom between Toronto and Montreal and reach $5,000 to $8,000 across the country.
Is it cheaper to rent a truck or hire movers?
A rental truck is cheaper on paper, often under $200 for a local move before fuel, but it leaves the loading, driving and any damage to you. The saving shrinks once you add insurance, fuel, dollies and paid helpers, so the calculator prices both.
When is the cheapest time to move?
Mid-month, mid-week and outside summer. Peak season and month-end can add 20 to 30%, and in Quebec the week around 1 July is the most expensive and least available of the year.
Do movers charge GST or HST?
Yes. Moving services carry GST or HST, and some provinces add provincial sales tax on top. The calculator applies the GST/HST rate for the city you pick, and you can change it.
