TRREB Community Housing Market Report, 2026 Q1, all home types, TRREB districts E04, E05, E06, E07, E08, E09, E10, E11. We group those districts into Scarborough ourselves, so the boundary is an approximation, not an official one. The district average is total dollar volume divided by total sales, not an average of the community averages. TRREB suppresses any community with two or fewer sales, so a few small communities are missing rather than zero. Averages mix property types: a community that is mostly condos averages far below one that is mostly houses.

What Scarborough is like

Detached houses, semis, and townhouses dominate, at prices well below the rest of the city. The lakefront and Bluffs communities, Birch Cliff, Cliffcrest, and Guildwood, carry the highest averages, and the interior communities are where a first-time buyer can still afford a house.

Communities worth knowing

Birchcliffe-Cliffside
Near Birch Cliff and the Bluffs, with GO service on Lakeshore East, and the highest average among Scarborough's larger communities.
Guildwood
Bluffs, a GO station, and larger lots than the interior communities.
Agincourt North
Mature suburban streets and one of the district's busiest markets.
Woburn
The busiest community in the district by sales, near UTSC and Centennial.
Malvern
Dense, diverse, and among the cheapest communities in the district.
West Hill
Lakeside and Highland Creek edge, with GO and larger lots.

Who Scarborough suits

First-time buyers who want a house within the city, families with multigenerational households, and students at UTSC and Centennial.

Who it is wrong for

Commuters who need frequent rail today, and buyers who want a walkable main street. Most of Scarborough is car-oriented, and the subway extension is years away.

Scarborough: frequently asked questions

How much does a home cost in Scarborough?

TRREB recorded 712 sales across 26 Scarborough communities in 2026 Q1, at a sales-weighted average of $796,285. That runs from about $644,674 in Woburn to $1,104,912 in Birchcliffe-Cliffside.

Is Scarborough a good place to live?

For space per dollar, yes. It has some of the most affordable houses in Toronto, a real lakefront with the Bluffs, and two post-secondary campuses. The trade is car dependence and transit that has been disrupted since the Scarborough RT closed in 2023.

Where do students live in Scarborough?

Around the University of Toronto Scarborough and Centennial College in Woburn, Morningside, and West Hill, and along the Kennedy corridor. UTSC has its own bus terminal, so the TTC and GO connections are direct.

When will the Scarborough subway open?

The Scarborough Subway Extension, which adds three stations from Kennedy to Sheppard and McCowan, is now expected in 2033, three years later than the earlier 2030 target. A 4 km Scarborough Busway opens on September 30, 2026 as the interim service.
