About 55 Nassau
Graham Lount designed it for Ruttan Investment Corp., in brown brick with vertical concrete bands to emphasise the height and projecting balconies with pierced metal fronts. It opened with a grocery and gift shop, a hair salon, dry cleaners, banking services and a heated indoor pool — a self-contained tower marketed to the Winnipeg Free Press as a "posh address", with one-bedrooms at $108 a month.
The pool, the gym and the library are still what residents talk about. So are the fees: multiple Reddit threads put condo fees above $500 a month and note that suites do not have their own laundry. Units themselves are cheap to buy by Canadian standards, which is exactly why the fee-to-price ratio deserves a close look in the reserve fund study before you offer.
Storey counts disagree. The Winnipeg Architecture Foundation says 30 storeys at 109 metres; Wikipedia's list of tallest buildings in Winnipeg lists 55 Nassau North at 38 floors and the same 109 metres. We use 30. No source publishes a suite count.
