Calgary sellers are listing into the loosest rental market in the set, which matters because investor buyers price off vacancy. A 5.0% vacancy rate cuts the investor bid, leaving owner-occupiers as the deeper pool.

Sales counts, days on market and months of inventory are not published for Calgary in a form we hold, so this report does not show them. CREB reports prices at the board level; only TRREB publishes community-level activity, which is why Toronto is the one report here that carries those figures. We would rather omit a number than estimate it.

Vacancy at 5.0% is the number that should reset a Calgary pro forma. The rent line in a cap rate model assumes the unit is occupied; at 5% CMA vacancy the gap between asking rent and collected rent is wider here than anywhere else we cover.

Vacancy describes Calgary CMA, purpose-built and comes from CMHC Rental Market Report, October 2025. That area is wider than Calgary itself, so treat it as the backdrop rather than the rate on one building. Gross yield is annual two-bedroom rent over the MLS benchmark, before vacancy, tax, insurance and maintenance. It is not a cap rate. Property tax is Calgary’s residential rate of 0.63% applied to that same price.
