A flat benchmark means last year's comparables still hold, which is not true in five of the other seven markets. The detached-to-condo spread here is the narrowest in the set, so segment choice matters less to pricing than it does in Vancouver or Toronto.

Halifax has the tightest vacancy of the eight at 2.7%, and turnover rents run roughly 26% above what sitting tenants pay. A pro forma built on the CMHC average understates what a vacant unit actually re-lets for here.
Vacancy describes Halifax CMA, purpose-built and comes from CMHC Rental Market Report, October 2025. That area is wider than Halifax itself, so treat it as the backdrop rather than the rate on one building. Gross yield is annual two-bedroom rent over the MLS benchmark, before vacancy, tax, insurance and maintenance. It is not a cap rate. Property tax is Halifax’s residential rate of 1.18% applied to that same price.
