Vacancy describes Greater Victoria, purpose-built and comes from VREB / CMHC, 2025. That area is wider than Victoria itself, so treat it as the backdrop rather than the rate on one building. Gross yield is annual two-bedroom rent over the MLS benchmark, before vacancy, tax, insurance and maintenance. It is not a cap rate.
