A 6.0% annual decline is the largest in the set, so a comparable from last spring is not a comparable. Detached holds its premium, but the volume of that premium is thin, and pricing off a neighbour's 2025 sale is the most common way a Vancouver listing goes stale.
Sales counts, days on market and months of inventory are not published for Vancouver in a form we hold, so this report does not show them. Greater Vancouver Realtors reports prices at the board level; only TRREB publishes community-level activity, which is why Toronto is the one report here that carries those figures. We would rather omit a number than estimate it.

Vancouver pairs the country's lowest residential mill rate with its highest prices, so the property tax drag on NOI is unusually light while the entry price is unusually heavy. Gross yield on the benchmark is the weakest of the eight markets.
Vacancy describes Vancouver CMA, purpose-built and comes from CMHC Rental Market Report, October 2025. That area is wider than Vancouver itself, so treat it as the backdrop rather than the rate on one building. Gross yield is annual two-bedroom rent over the MLS benchmark, before vacancy, tax, insurance and maintenance. It is not a cap rate. Property tax is Vancouver’s residential rate of 0.31% applied to that same price.
